BAM Development is looking for an accomplished commercial professional to build senior relationships and convert them into profitable, enduring mandates.

The mandate

Commercial ownership, not conventional business development.

This is not a role for someone whose contribution ends with introductions, networking activity or a full CRM. The Director will identify live commercial signals, reach the right decision-makers, diagnose the underlying client problem and remain accountable through proposal, negotiation, appointment, cash collection and account expansion.

BAM provides the technical and delivery platform. The Director creates the commercial pathway into it.

What you will own

Relationships that become revenue.

Turn market intelligence into a focused target-account and relationship plan.

Open credible conversations with owners, investors, developers, operators, family offices, asset managers, lenders and advisers.

Lead discovery, qualify the client problem and shape a commercially sound route to appointment.

Coordinate proposals with BAM's technical, delivery and commercial leadership.

Negotiate scope, value and terms through to signed mandate and collected revenue.

Develop protected accounts into recurring and broader client relationships.

Priority clients

Senior decision-makers with complex assets and live capital.

01Owners and developers

02Hotel owners and operators

03Family offices and private capital

04Investment and asset managers

05Lenders and restructuring stakeholders

06Professional advisers and strategic partners

Who will be credible

A senior originator with the judgement to convert.

You may be a business development, commercial, client, sector, hospitality or development director; a former partner; or an experienced adviser working independently. The title matters less than the evidence.

A record of personally originating and converting material fee revenue.

Credibility with senior property, hospitality, investment or development decision-makers.

Enough technical and commercial fluency to diagnose a client problem before proposing a service.

The judgement to protect margin, reputation and delivery capacity—not pursue activity for its own sake.

An entrepreneurial working style, combined with disciplined opportunity and attribution reporting.

What BAM brings

A delivery platform behind every commercial promise.

The proposition works because the person opening the relationship is supported by people who can scope, price and deliver the mandate.

01

Senior access

Direct decisions, rapid commercial input and visible sponsorship from BAM leadership.

02

Delivery platform

Development, project, design, commercial and construction capability behind the relationship.

03

Proposal support

Technical scoping, fee strategy, bid material and meeting preparation developed with you.

04

Commercial intelligence

Priority accounts, live market signals and opportunity research—not an unqualified contact list.

Initial commercial structure

Low fixed cost. Material participation. Clear protection.

The initial engagement is designed as a genuine 90-day independent consulting assignment: flexible, non-exclusive and assessed by agreed commercial outcomes rather than hours or office attendance.

£1,500monthly platform retainer during the initial engagement
10%of collected net professional fees on genuinely originated new business
12.5–15%of collected fee revenue for qualifying high-margin strategic or advisory work
15%of realised BAM gross profit on originated construction or design-and-build work—not contract value
5%of collected net fees from defined follow-on mandates during an 18-month account-protection period
Uncappedearnings, with protected account registration, monthly statements and agreed split-credit rules

Commission is paid on cash collected and subject to the final consulting agreement, attribution rules and margin protections. Commission on protected opportunities introduced before termination survives for the agreed protection period. BAM will confirm the appropriate legal and tax status for the final working arrangement; the practical relationship must match the contract.

The first 90 days

Build evidence quickly without compromising quality.

A qualified opportunity needs a real problem, a credible sponsor, a route to budget, a decision window and a defined next action.

01

Days 1–10

Agree the market thesis, priority sectors, 100 target accounts and the first 30 relationship routes.

02

Days 11–30

Create senior conversations and qualify the problems, sponsors, decision paths and timing behind them.

03

Days 31–60

Advance the strongest opportunities into mandate shaping, proposals, negotiation and protected account plans.

04

Days 61–90

Convert appointments, establish a credible forward pipeline and agree the case for a deeper leadership role.

£750kweighted qualified pipeline by day 90
£150ksigned net professional fees, or one material retained / design-and-build mandate
6+proposals or mandate-shaping processes advanced by day 60

Where this can lead

Performance can earn a deeper seat at the table.

Where the initial engagement proves commercial fit, BAM is open to a permanent Commercial Director-level position, wider leadership responsibility and, where sustained value creation justifies it, a future profit-participation structure.

The progression is earned through profitable appointments, client quality, judgement and repeatable account growth.
