Topographic land surveys
Give your design team a measured picture of the land before they develop the layout. BAM coordinates topographic survey requirements for site plans, levels, contours and visible features, with specialist delivery scoped to your site.
BAM coordinates the brief. An appointed independent specialist delivers the survey. Scope, fee and timing are agreed before appointment.
Before you book
Define the survey boundary and the design question.
A useful brief shows the area to capture and the information the design team needs. Mark the intended survey extent on a plan, identify any adjoining land or highway information required and explain access constraints. The quotation can then distinguish the requested coverage from areas that cannot be reached.
A topographic survey records agreed levels and visible site features. It does not establish legal ownership of a boundary or replace an underground utility investigation. If your design needs buried services, drainage or boundary evidence, include that as an additional requirement in the brief.
Scope and deliverables
Specify the information your team will use.
Site plan, levels and contours; CAD and PDF, with 3D terrain data where specified.
Outputs to discuss
- GPS / GNSS surveys
- Highway surveys
- Landscape site surveys
- Garden design surveys
- Watercourse surveys
- Earthworks and volume surveys
What affects the quotation?
Survey extent, vegetation, access, level of detail and adjoining land coverage.
Tell us the site location first. Specialist availability, access and the requested delivery date are confirmed when scoping the work.
Your quotation checklist
A useful starting brief.
You can mark unknown items as unknown. This checklist helps the first conversation establish what needs to be confirmed.
Start my topographic brief- The site address, approximate area and a plan marking the requested extent.
- The project purpose: new development, an extension, landscaping or another design decision.
- Required features, levels, contours and any adjoining land or road coverage.
- The CAD/PDF formats, survey control or coordinate requirements specified by your designer.
- Vegetation, terrain, permissions, access arrangements and required delivery date.
Questions before appointment
About this survey.
What outputs can be included?
The agreed scope can include a site plan, levels and contours in CAD and PDF, with 3D terrain data where specified. Detail, survey extent and formats are confirmed before appointment.
Can the survey cover a garden or a small development site?
The brief can be scoped for landscape or garden design as well as development sites. Provide the approximate area, access information and the designer’s requirements so BAM can confirm suitability and obtain a scoped quotation.
Does it include underground services?
Buried utilities require a separate investigation scope. A topographic plan may record visible features, but that should not be treated as confirmation of the location or absence of services below ground.
